She is not overstating it. Motivated sellers, particularly those offloading bulk inventory or seeking cash transactions, are conceding price reductions in the mid teens to low twenties percent range. That kind of margin changes the entire calculation for a buyer weighing a smaller new build unit against a larger, established one at comparable or lower cost.

The bargaining power has shifted. Developers who once held firm on pricing are now competing not just with each other, but with a sprawling secondary market where flexibility is the norm.

Why Resale Inventory Keeps Growing

National unsold residential inventory sat at approximately 590,000 units as of Q1 2026. Market projections suggest that figure could exceed 610,000 units by year end, though estimates vary by data provider and should be read as directional rather than fixed.

“Price remains the key factor influencing home purchasing decisions,” Prapaporn noted. When supply runs this deep, sellers accommodate.

Larger Units, Better Value

The math favors resale in ways that go beyond sticker price. Buyers are discovering they can secure larger units in established buildings for what a cramped new launch studio or one bedroom would cost. The square footage advantage is significant, particularly for families or buyers planning to hold long term.

New projects have been shrinking unit sizes for years to maintain headline affordability. The trade off is that you get less actual living space. Resale inventory from five or ten years ago was built to different standards, with layouts that feel more generous and common areas that have already proven themselves functional.

Mortgage Financing Holds Steady

One concern buyers often raise about resale purchases is financing. The good news: mortgage financing for secondary market condos remains accessible in Bangkok. Typical loan to value ratios land between 60 and 70 percent, with the remainder paid in cash at closing.

That structure works for most qualified buyers, particularly Thai nationals who make up roughly 70 percent of Savills’ resale transaction volume. The remaining 30 percent are foreign purchasers, many of whom are buying outright or structuring deals through established banking relationships.

The lending environment has not meaningfully tightened for resale purchases, which removes one of the theoretical barriers to entry.

Quality Varies, But Professional Management Helps

Not all resale condos are created equal. Building condition, management quality, and sinking fund health vary widely across Bangkok’s sprawling condo landscape.

One signal worth tracking: over 70 percent of Savills’ resale inventory originates from units already under the firm’s property management portfolios. Buyers view these listings as lower risk because maintenance records, financial statements, and operational transparency are already documented.

This is a meaningful filter. A professionally managed building with clear accounts and consistent upkeep trades at a premium to a comparable unit in a building with opaque management and deferred maintenance. Buyers who do their diligence on the juristic person and reserve funds tend to avoid the nasty surprises that occasionally surface in the secondary market.

Developer Strategy Is Adapting

The unsold inventory overhang is not lost on developers. Many are quietly adjusting strategy, offering extended payment terms, furnishing packages, and transfer fee absorption to move stubborn stock.

But they are fighting against a simple reality: when a buyer can negotiate 15 to 20 percent off a resale unit with immediate occupancy, the appeal of waiting two years for a new build completion dims considerably.

Some developers are pivoting toward build to rent models or institutional sales rather than retail absorption. Others are simply holding, betting that demand will eventually catch up to supply. That bet looks increasingly uncertain as inventory numbers continue to climb.

What This Means If You Are Buying Now

The resale market rewards patience and preparation. Buyers who arrive with financing pre approved, clear on their target neighborhoods and unit specifications, are closing deals that feel almost opportunistic compared to the rigid pricing of new launches.

The affordability gap between primary and secondary market has created a window. How long it stays open depends on broader economic factors, interest rate movements, and whether developers begin to mark down new inventory more aggressively.

For now, the leverage sits with buyers. The unsold inventory is there. The discounts are real. The larger units are available.
