Moving to Penang: The Island Relocation Guide for 2026

Penang’s hotels welcomed 8,237,072 guests in 2024, up 13.3% on the year before, according to the Penang state government, with around 3 million of them from overseas. Behind that figure is an island that many people visit once and then keep coming back to. For anyone moving to Penang, it offers a rare mix in one compact place: a UNESCO listed old town, a seafront lined with residential towers, beaches to the north and an international airport 30 minutes from the centre.

This guide covers the areas newcomers choose, getting around, healthcare, schools, visas and how buying works on the island.

Why Penang suits long term residents

George Town, Penang’s capital, was listed as a UNESCO World Heritage Site in 2008 for its multicultural trading town of shophouses, clan houses, temples, mosques and churches. Its food is a reason in itself to live here. Hawker centres along Gurney Drive and the night stalls of Kimberley Street serve char kway teow, assam laksa and nasi kandar at local prices every evening.

Daily life is easy in English, which is widely used in business, healthcare and schooling. Penang is also one of Malaysia’s main manufacturing centres, with the semiconductor and electronics firms of the Bayan Lepas Free Industrial Zone, near the airport, bringing a steady flow of international professionals.

Where newcomers live

Gurney Drive, a seafront road on the island’s northeast coast, is the address most newcomers know first. It is lined with condominiums, hotels and two world class shopping centres, Gurney Plaza and Gurney Paragon, and its new seafront park, Gurney Bay, is turning the waterfront into a promenade. Branded towers such as Marriott Residences Penang and The Westin Residences sit here.

The streets just inland, around Pulau Tikus, Jalan Kelawai and Pykett Avenue, offer a quieter residential feel with markets, cafés and hospitals within walking distance. Lumina Residence, a freehold two tower development near Penang Plaza, sits in this pocket.

George Town’s centre suits people who want heritage streets, cafés and galleries on the doorstep, and Macalister Road, one of the city’s main roads, links the old town with the newer districts. Further north, Tanjung Tokong and Tanjung Bungah run along the coast towards Batu Ferringhi, the island’s main beach strip. This is family territory, with several international schools, low rise neighbourhoods and the sea close by.

Getting around

Penang International Airport, in Bayan Lepas in the south of the island, is about 18km from Gurney Drive and serves direct flights across Malaysia and to Singapore, Bangkok, Hong Kong, Jakarta, Taipei and mainland China. Two bridges join the island to the mainland: the 13.5km Penang Bridge and the 24km Sultan Abdul Halim Muadzam Shah Bridge, one of the longest in Southeast Asia.

Most residents drive or use ride hailing. Public transport is set to change with the Mutiara Line, a 29.67km light rail line linking Komtar in George Town with Bayan Lepas, the airport and Penang Sentral on the mainland. Works were 8.99% complete in June 2026, with completion scheduled for December 2031, according to the Transport Ministry.

Healthcare

Penang is one of Malaysia’s leading destinations for medical travel. Gleneagles Hospital Penang, Island Hospital, Loh Guan Lye Specialists Centre, Penang Adventist Hospital and Northern Heart Hospital Penang are all within a few kilometres of Gurney Drive, and specialists can usually be seen within days. Private health insurance from arrival is the sensible foundation for a long stay.

International schools

Penang has a strong choice of world class international schools. Prince of Wales Island International School and Tenby Schools Penang, both British curriculum, and Dalat International School, an American curriculum school, are in Tanjung Bungah. Uplands International School is in Batu Ferringhi, and Stonyhurst International School Penang, linked to the historic English school of the same name, is on the island too. Families usually choose a home near the school, which is why Tanjung Bungah draws so many of them.

Visas and buying a home

Most long term residents use a Malaysia My Second Home (MM2H) pass, an Employment Pass or the DE Rantau Nomad Pass for remote workers. MM2H participants buy a home as part of the programme and hold it for 10 years.

Foreign buyers on Penang Island can purchase strata homes such as condominiums from RM 1 million, about USD 246,000, and landed homes from RM 3 million, about USD 737,000, with state consent for each purchase. Since 1 January 2026, non citizens have paid a flat 8% stamp duty on property transfers.

Settling into island life

Moving to Penang rewards a few weeks of exploring before you commit. Walk George Town on a weekday morning, spend an evening on Gurney Drive and drive the coast road to Tanjung Bungah, and the right neighbourhood usually becomes clear.

Browse Malaysia homes on the ALM property portal, and read our guide to Langkawi if you are weighing the two islands.
