Meet Khun Juk: The Thai Developer Behind ANNARA Villas

In an industry where corporate developers launch thousands of units annually, Khun Juk charts a different course. Her ANNARA Villas project, just nine exclusive residences in Phuket, reflects her uncompromising commitment to quality over quantity.

Khun Juk’s career began in her twenties with a 150-unit housing development in Bangkok’s suburbs. “At that time we did like a housing development back in the hospital, which is a suburb of Bangkok. I learned a lot from that project and which built me today.”

That experience taught her large-scale development realities while revealing what gets lost when developers prioritize volume: personal buyer connections, thoughtful customization, and hands-on quality control.

She expanded her portfolio to apartments and commercial real estate. “I’m getting the experience and right now I’m doing Anara. It’s basically been leading up to this moment.”

Khun Juk’s global exposure distinguishes her approach. “I’ve been going to study abroad, like in the UK and the US. And I love travel. So I see the world,” she explains.

Her husband’s hospitality business adds insight into luxury expectations. “My husband, he has a hospitality business. We have a resource. I have been putting all my passion and my heart to dedicate, to do something that kind of like, you know, like different to the market.”

ANNARA’s location wasn’t market-driven, it was personal. “At the beginning, I’ve been staying in this area during the Covid time and I just love here. I love the lifestyle. I love the retail here. I love the ecosystem here, the people here.”

Living in the Bangtao area during the pandemic gave her unique insights beyond tourism metrics. “I know that this lifestyle, everybody should experience this one, this area.”

“The Annara is mean rice. Annara is mean water and there is an idiom in Thai that there is a fish in the water, there is a rice in the field, which means abundance,” Khun Juk explains.

This doesn’t mean excess, it means having exactly what you need to live well. It manifests through 6.75-meter ceilings, handwoven Chiang Mai rattan, Sukabumi stone, dual kitchens, and treehouse pavilions.

“I want this villa to really be a place, not only a villa, but a villa that can elevate their living lifestyle.”

Championing Thai Craftsmanship

Khun Juk passionately elevates traditional Thai craftsmanship to luxury standards. “There’s so much traditional Thai craft that there is a room for them to go to globally luxury market and I want this to show that this local talent of traditional Thai handcraft can be in the world global luxury.”

This led to commissioning Khun Dong, who works exclusively on top-tier properties, for custom artwork in every room. “He is the artist who done only the top tier property. And we’re really happy and really thankful that he did the artwork for every room of Anara.”

Handwoven rattan from Chiang Mai’s master craftspeople appears throughout bedrooms. By placing traditional elements within contemporary luxury, alongside Italian Aredo kitchens and Bosch appliances, she demonstrates Thai craftsmanship deserves equal footing with European brands.

Weekly Inspections

Khun Juk maintains hands-on oversight. “Yes, I give priority to the quality and I inspect with myself. And we also for the construction, we have our own team and we have like standard testing and also like regularly checking all the material and also the process of doing the construction.”

With just nine villas, this personal oversight remains feasible.

For buyers investing 34% upfront, this provides reassurance. “I want to make sure that buyers, they give money to the right developer, and no worry about our villa. We have like construction up there, like twice a month. We also have the like material testing, for example, the concrete testing, and we all have like every stage of doing the construction, we update to buyers to make them feel relieved about the villa.”

Khun Juk’s philosophy centers on functionality. “I give importance to the lifestyle of clients and they choose what they like because they’re the person who lives, not me, who lives. I’m the person who delivers what they want and what their dream is.”

This manifests through universal design accommodating wheelchairs for aging parents. “I think you don’t know that in the future age one would miss this or like the elderly people when they come to stay. Your mom, your grandparents, when they come, they’re really thoughtful about every generation who will live in this house.”

The treehouse pavilion functions as bedroom, spa, gym, or office. Customization options include converting master bedrooms into two suites, adding cold plunge pools or saunas, and modifying floor plans,recognizing needs change over time.

Looking Forward

While focused on completing ANNARA’s nine villas, Khun Juk has ambitions beyond this project. What seems certain: future projects will maintain the same hands-on approach and commitment to elevating Thai craftsmanship.

“It’s really important in recent world that the world has been, you know, like getting crazy outside, you know, like an all the uncertainty is happened like all the time. You need some place to rest your mind and come back to be you.”
